What West Linn and Wilsonville do to a window

West Linn climbs from the Willamette River at Willamette Falls up to Rosemont and Hidden Springs on the ridge, and the houses in Robinwood, Bolton and along Marylhurst look down on the river from under Douglas firs that have never been cut. The river puts a fog on the lower neighborhoods most mornings from October through March, and the fog pulls the fir pollen and soot down onto the glass. The ridge streets get more wind and more sun, but the firs are the same, dropping pollen in April and May, sap in June and needles from the first fall storm on, and the north sills under them grow moss every winter.

Tualatin and Wilsonville are flatter and newer. Tualatin sits on both sides of the Tualatin River, and the homes along the river and around Tualatin Commons get the river fog and the cottonwood fluff in June. Wilsonville is split by the Willamette, with Charbonneau on the south bank built around its golf course and the river, and Villebois and the newer west side still building, which puts construction dust on glass across town. Sherwood, to the west, is the edge of the Willamette Valley grass-seed country, and the grass pollen from late May through June lands on everything from there to the river. September smoke from the Cascades leaves a brown film on all of it, and the low winter sun shows every streak.

A quarterly plan suits most West Linn, Tualatin and Wilsonville homes, with the inside glass done once a year and an exterior visit added after the fir pollen in May. River and fairway homes in Robinwood, along the Tualatin and in Charbonneau often go to every two months from October through March to keep the fog spots and moss off. The West Linn hillside houses have two and three stories of glass on the river side, and we reach it with water-fed poles and purified water from the ground or the deck. We know the roads through Charbonneau and the private lanes along the river in Robinwood, work each town on its own day, and send a text the morning of each visit so nobody has to wait at home.

West Linn and Wilsonville window cleaning questions

How much does window cleaning cost in West Linn and Wilsonville?

First-clean pricing varies by home size and service package. A first cleaning, inside and out, is $259 for a home up to 2,000 square feet, $329 for 2,000 to 3,500 square feet, and $429 for larger homes on our Silver package. After that, a quarterly maintenance plan runs $60, $77, or $100 a month for those same home sizes. Lakefront and estate homes get a custom quote.

Do you work inside Charbonneau?

Yes. We work Charbonneau on a regular day and know the layout of the loops and lanes around the course. Give us your access instructions when you book if your section has a gate or a shared drive, and we send a text the morning of each visit so you know when the crew is coming.

Can you reach the river-side glass on a West Linn hillside home?

Yes. Most homes in Robinwood, Bolton and along Marylhurst have their biggest windows on the river side, two or three stories over a slope or a deck, and we clean them with water-fed poles and purified water from the ground or the deck and use ladders only where the footing is safe. Tell us the number of stories on the river side on the quote form.

Will the grass pollen and construction dust scratch the glass when you clean it?

Not the way we do it. Dust off the graded lots in Villebois and the grass pollen from the fields toward Sherwood are both gritty when dry, so we wet the glass first, wash it with a soft brush or strip washer, then squeegee, so the grit floats off instead of dragging across the pane. Tracks and screens hold most of it and get the same treatment.
