What Happy Valley does to a window

Happy Valley is one of the fastest growing cities in Clackamas County, built up the sides of Mount Scott, Scouters Mountain and Mount Talbert on lots that were fir forest and nursery ground twenty years ago. The houses in Altamont and on the upper streets off Sunnyside Road and 162nd Avenue were built for the view, with two-story great rooms facing Mount Hood to the east and the city to the west, and that glass shows every speck when the low winter sun comes through it. The firs left standing between the houses drop pollen in April and May, sap in June and needles with every fall storm, and the north glass and sills under them grow moss every winter.

The building has not stopped, and the graded lots toward Damascus and along Rock Creek put construction dust on glass across the city that the rain then turns to spots. The nurseries that still ring the east side of Happy Valley irrigate and till all summer, and the dust off the fields and the pollen off the stock drift onto the nearest houses. The Willamette Valley grass pollen arrives in late May and June, the big-leaf maples drop honeydew that spots the glass under them, and the September wildfire smoke from the Cascades hits this side of the metro first and leaves a brown film on everything facing east. Happy Valley Park and Mount Talbert hold enough shade that the houses around them stay damp through the wet season.

A quarterly plan suits most Happy Valley homes, with the inside glass done once a year and an exterior visit added after the fir pollen in May. Homes under the firs on Scouters Mountain and Mount Scott often go to every two months from October through March to keep the moss off the sills. Nearly every house here has a two-story foyer or great-room wall, and the hillside homes have three stories of glass on the downhill side, which we reach with water-fed poles and purified water from the ground. How much does window cleaning cost in Happy Valley?

First-clean pricing varies by home size and service package. A first cleaning, inside and out, is $259 for a home up to 2,000 square feet, $329 for 2,000 to 3,500 square feet, and $429 for larger homes on our Silver package. After that, a quarterly maintenance plan runs $60, $77, or $100 a month for those same home sizes. Lakefront and estate homes get a custom quote.

Can you clean two-story foyer and great-room glass?

Yes. Most Happy Valley homes have a two-story window over the front door or a wall of glass at the back facing Mount Hood, and we clean both with water-fed poles and purified water from the ground and ladders where needed. On the inside we reach the high panes with extension poles so nothing has to be moved. Tell us about the tall glass on the quote form.

How do you handle the construction dust and nursery dust?

We wet the glass first and wash it with a soft brush or strip washer before the squeegee, so the grit floats off instead of scratching the pane, and we clean the tracks and screens that hold most of the dust on the same visit. On a plan the film never builds thick enough for the rain to turn it into mud spots on the glass.

Can you remove the moss and green film from the sills under the firs?

Yes. The green film that grows on north glass, sills and frames under the firs on Scouters Mountain and Mount Scott comes off with the regular clean, and on a plan it never gets a chance to root into the seals. We also clean the tracks, where the needles pack in, and the screens, which are included in the Platinum package.
