What Bethany and Cedar Mill do to a window
The west slope of the Tualatin Mountains, from Forest Heights and Cedar Mill up to Bethany and North Bethany, is where Portland’s newer large homes went, and most of them were built under or next to the Douglas firs that run down from Forest Park and Skyline Boulevard. The firs drop pollen in April and May thick enough to turn the glass yellow, sap and honeydew in June, and needles from the first fall windstorm until February. Forest Heights is steep, with houses stepped down the hillside off Miller Road and tall glass on the downhill side, and the north windows under the canopy stay damp enough that moss and algae take hold on the sills and frames every winter.
Bethany and North Bethany are still building, and the graded lots along Kaiser Road and Springville Road put construction dust on glass across the neighborhood that the rain then glues on as spots. Rock Creek runs through the middle, and the creek fog on fall and winter mornings pulls the pollen and dust down onto the lower glass. Cedar Hills, West Slope and Raleigh Hills, below Highway 26, are older, with mid-century houses under mature maples, oaks and firs that drop pollen, seeds and leaves in turn. The grass pollen from the Tualatin Valley seed fields west of Hillsboro arrives in late May and June, and the September wildfire smoke leaves a brown film on everything facing west.
A quarterly plan suits most Bethany, Cedar Mill and Forest Heights homes, with the inside glass done once a year and an exterior visit added after the fir pollen in May. Homes under the canopy in Forest Heights and along Skyline often go to every two months from October through March to keep the moss off the sills. Nearly every newer house here has a two-story foyer or great-room wall, and the Forest Heights hillside homes have three stories on the downhill side, which we reach with water-fed poles and purified water from the ground. How much does window cleaning cost in Bethany and Cedar Mill?
First-clean pricing varies by home size and service package. A first cleaning, inside and out, is $259 for a home up to 2,000 square feet, $329 for 2,000 to 3,500 square feet, and $429 for larger homes on our Silver package. After that, a quarterly maintenance plan runs $60, $77, or $100 a month for those same home sizes. Lakefront and estate homes get a custom quote.
Can you reach the downhill glass on a Forest Heights home?
Yes. Most Forest Heights homes have their biggest windows on the downhill side, two or three stories over a slope, and we clean them with water-fed poles and purified water from the ground and use ladders only where the footing is safe. Tell us the number of stories on the downhill side on the quote form so we bring the right poles.
Can you remove the moss and green film from the sills under the firs?
Yes. The green film that grows on north glass, sills and frames in Forest Heights, Cedar Mill and along Skyline comes off with the regular clean, and on a plan it never gets a chance to root into the seals. We also clean the tracks, where the needles pack in, and the screens, which are included in the Platinum package.
How do you handle the construction dust in North Bethany?
We wet the glass first and wash it with a soft brush or strip washer before the squeegee, so the grit floats off instead of scratching the pane, and we clean the tracks and screens that hold most of the dust on the same visit. On a plan the film never builds thick enough for the rain to turn it into mud spots on the glass.
