What Portland does to a window
Portland gets about 36 inches of rain a year, almost all of it between October and June, and rain is not the clean thing people assume. Each shower pulls pollen, soot and fir dust out of the air and leaves it on the glass as a ring of spots when it dries. In the West Hills, from Portland Heights and Council Crest through Arlington Heights, Kings Heights and Willamette Heights, the houses sit under Douglas firs and big-leaf maples on steep lots off Vista Avenue, Cornell Road and Thurman Street, and the trees drop pollen in April, sap and honeydew in June, and needles from the first fall storm until February. The north glass under the canopy never dries out and grows a green film of algae and moss along the sills by midwinter.
The east side has more sun and the same problems in a different order. Alameda, Laurelhurst, Irvington and Eastmoreland were built in the 1910s and 1920s under street trees that are now a hundred feet tall, and the elms, maples and firs along Alameda Ridge and around Laurelhurst Park and the Eastmoreland Golf Course drop pollen, sap and leaves in turn. The grass pollen from the Willamette Valley seed farms arrives in late May and June and coats everything. In August and September the wildfire smoke from the Cascades leaves a brown, sticky film. Then the dark months come, and the low sun through a south window at four in the afternoon shows every spot and streak that the summer light hid.
A quarterly plan suits most Portland homes, with the inside glass done once a year, and many customers add an exterior visit right after the fir pollen in May. Homes under the canopy in the West Hills often go to every two months from October to March to keep the moss and algae off the sills and frames. The older houses in Portland Heights, Irvington, Laurelhurst and Eastmoreland have original wood sash, divided lights and leaded glass, and we clean them gently, and the hillside houses have two and three stories of glass over a slope that we reach with water-fed poles and purified water. We work each neighborhood on its own day and send a text the morning of each visit.

How often should windows be cleaned in Portland?
Quarterly keeps the rain spots, pollen and moss under control for most Portland homes, with one visit timed for right after the fir pollen in May. Homes under the canopy in Portland Heights, Kings Heights and Willamette Heights often go to every two months through the wet season to keep the algae off the sills and frames. Most people have the inside glass done once a year.
Can you remove the moss and green algae from the sills and frames?
Yes. The green film that grows on north-facing glass, sills and frames under the firs comes off with the regular clean, and it stays off longer on a plan because we get to it before it roots into the seals. We also clean the tracks, where the moss and needles pack in, and the screens, which are included in the Platinum package.
Can you reach the glass on a steep West Hills lot?
Yes. Most houses in Portland Heights, Arlington Heights and Kings Heights have their biggest windows on the downhill side, two or three stories over a slope or a deck, and we clean them with water-fed poles and purified water from the ground or the deck and use ladders only where the footing is safe.
