What Lake Oswego does to a window

Lake Oswego is built around a three-mile private lake, and the houses on the water in Lakewood Bay, along Lakeview Boulevard and on the Lake Grove and Palisades shores were built with glass walls facing it. The lake puts a mist on that glass most mornings from fall through spring when the water is warmer than the air, and the summer boat traffic leaves a faint spray film that shows the moment the sun hits it. Above the lake the hills are solid Douglas fir. First Addition, Forest Highlands, Uplands and Mountain Park sit under the canopy, and the firs drop pollen in April and May, sap in June and needles all winter onto every window below them.

Dunthorpe, across Highway 43 toward the Willamette River, is unincorporated Multnomah County, with estates on large lots along Military Road, Riverwood Road and Palatine Hill Road under some of the oldest firs and cedars in the metro. The shade is deep enough that the north glass, sills and frames grow moss and algae every winter, and the river puts its own fog on the houses along the bluff. Across both towns the grass pollen arrives in late May and June, the big-leaf maples drop honeydew and seeds, and the September smoke from the Cascades leaves a brown film. The fairways at Oswego Lake Country Club and the irrigated lots around it add a few sprinkler spots, though the water here is soft enough that they come off.

Lakefront homes do best every two months from October through March, when the lake mist and the moss are at their worst, and quarterly the rest of the year with the inside glass done once a year. Homes in First Addition, Lake Grove and Dunthorpe under the firs are fine on a quarterly plan with an extra visit after the May pollen. Most lake houses have two or three stories of glass facing the water, and we clean it with water-fed poles and purified water from the ground, the deck or the dock. How much does window cleaning cost in Lake Oswego?

First-clean pricing varies by home size and service package. A first cleaning, inside and out, is $259 for a home up to 2,000 square feet, $329 for 2,000 to 3,500 square feet, and $429 for larger homes on our Silver package. After that, a quarterly maintenance plan runs $60, $77, or $100 a month for those same home sizes. Lakefront and estate homes get a custom quote.

Can you clean the lakeside glass from the dock?

Yes. Most lake houses have a wall of glass facing the water over a walkout or a sloped yard, and we clean it with water-fed poles and purified water from the ground, the deck or the dock and ladders only where the footing is safe. Tell us the number of stories on the water side on the quote form so we bring the right equipment.

Do you work on the private roads and easements around Oswego Lake?

Yes. Much of the lakefront is on private lanes with shared driveways and gates, and Dunthorpe has its own private roads off Military Road. Give us the gate code or the access instructions when you book and we add them to your file, and we send a text the morning of each visit so you know when the crew is coming.

Can you get the moss off the frames and sills under the firs?

Yes. In Forest Highlands, Uplands and Dunthorpe the shade keeps the north glass and frames damp all winter, and the green film comes off with the regular clean along with the needles packed in the tracks. On a plan it never gets a chance to root into the seals, which is what shortens the life of a window.
